Project overview

Development Application package for a dual occupancy residential project. Included site plan, floor plans, elevations, sections, materials and finishes schedule, landscape concept, shadow diagrams, BASIX certificate documentation and waste management plan.

The challenge

The site sloped 1.8m across the front-to-rear axis and had setback constraints under the local LEP. The client needed two equivalent dwellings while maximising solar access and meeting NCC accessibility provisions.

Our approach

Site analysis identified split-level slab arrangement to manage the slope without bulk earthworks. Floor plans optimised solar orientation, with shadow diagrams demonstrating compliance with the neighbouring overshadowing controls. All drawings produced in Revit for design-stage flexibility and accurate documentation.

Outcome

DA approved at first council assessment with no conditions on architectural compliance. Construction certificate documentation followed seamlessly from the same Revit model.
