The challenge

The site sloped 1.8m across the front-to-rear axis and had setback constraints under the local LEP. The client needed two equivalent dwellings while maximising solar access and meeting NCC accessibility provisions.

Our approach

Site analysis identified split-level slab arrangement to manage the slope without bulk earthworks. Floor plans optimised solar orientation, with shadow diagrams demonstrating compliance with the neighbouring overshadowing controls. All drawings produced in Revit for design-stage flexibility and accurate documentation.

Outcome

DA approved at first council assessment with no conditions on architectural compliance. Construction certificate documentation followed seamlessly from the same Revit model.

How the residential DA documentation was prepared

The owners came to us with a concept sketch and a survey plan for a dual-occupancy development. We developed the design documentation in consultation with the relevant council’s development control plan — checking setbacks, site coverage, landscaping ratios and private open space requirements before drawing, not after a rejection. Floor plans and elevations were prepared at lodgement scale, sections were cut where the sloping site made floor levels contentious, and shadow diagrams were produced for the winter solstice times the council assesses, demonstrating compliant solar access to the neighbouring properties.

What the DA package contained

The lodged set included the site plan with setout and levels, floor plans for both dwellings, all elevations with height plane compliance shown, sections, shadow diagrams at 9am, noon and 3pm, a landscape concept plan and the notification plans the council required for neighbour notification. Every drawing carried the lot and DP references, north points and scales the assessment officer checks first. The package was accepted at lodgement without a request for additional information — which, for a dual-occupancy application, is the outcome that saves owners the most calendar time.
